A simple room-by-room guide designed to help your listing look its best and keep photo day fast, smooth and on schedule.
Please complete preparation before the appointment. Our photographers make small finishing adjustments, but they are unable to clean, declutter, move furniture or stage the property.
If you do not want an item shown online, remove it before the photographer arrives. Garages and closets are normally not photographed unless specifically requested, so they can be used temporarily for storage.
Clear floors, furniture surfaces, counters and visible personal items. Finish cleaning before the appointment.
Replace burned-out bulbs, turn on interior lights and lamps, and turn ceiling fans off.
Open blinds and curtains evenly where appropriate so rooms feel bright and welcoming.
Secure pets and remove bowls, beds, litter boxes, toys and cages from photographed areas.
Move vehicles from the driveway, hide trash cans and hoses, and remove toys or tools from the yard.
Make sure all requested rooms, yards and features are unlocked and safely accessible.
Clear counters as much as possible. Remove dishes, food, paper towels, cleaning supplies, magnets and trash cans. Leave only a few intentional decorative items.
Straighten furniture, arrange pillows, clear tables, hide remote controls, remove personal photographs when preferred and simplify décor.
Make beds neatly, clear nightstands and dressers, hide laundry, shoes, charging cables and personal items.
Clear counters and showers, close toilet lids, remove toiletries, towels, bath mats, plungers and trash cans.
Arrange outdoor furniture, uncover clean features when appropriate, remove pet waste, pool tools, hoses and loose yard items.
Tell us during booking about views, workshops, pools, solar, acreage, community amenities or other features that should be prioritized.
Complete the guide before your appointment and we will take it from there.
